We offer a variety of maintenance services and consider ourselves to be a full-service maintenance team meaning that we can handle all of your property management needs. We offer maintenance packages we can help property owners and HOA's bundle services and save time, money, and consolidate their phone-calls to just one service provider...us! As a maintenance and handyman company, we strive to balance the four varieties of maintenance from corrective maintenance, preventative maintenance, routine maintenance, to capital improvements. We are also happy to help clients with individual services as well and offer the following:
Interior cleaning services
Exterior Cleaning Services and upkeep
Snow Removal and Ice control
Lawn Care and Landscaping
General handyman work
Property Management
Management Fee: Negotiable (typically 5-8% of monthly gross revenue)
Leasing Commission: Typically 100% of first months rent
Inspection Frequency: Dependent upon property
Repairs/Service work: Time + Material rate (all contractors and handymen are licensed, bonded/insured)
Services included:
-Rental & Security deposit collection
-Coordinating move in/move out and key exchange
-Rent collection and issuing 5 day notices when necessary
-24/7 answering services to respond to property issues and fielding questions
-Monthly bookkeeping and cash flow statements
-Diagnosing property issues
-Bill payment (everything except property taxes and mortgages)
-Maintenance/Repair coordination. A tenant portal will be created for each tenant, where they can go online to make any work requests and pay rent. (Appfolio)
-Owner portal to easily see what is going on with your properties (Appfolio)
-Coordinating rental evictions when necessary with attorney, proper paperwork and notification
-Rental showings and open houses
-Screening tenants: running credit, criminal, verifying income and checking work/landlord references
-Marketing, rental brochure, and putting the rental on the MLS, company website and over 30+ rental websites
-Filling out rental lease and proper disclosure forms
